Cost Of Roofing A 4 Bedroom Flat In Nigeria

Cost Of Roofing A 4 Bedroom Flat In Nigeria

WHAT YOU NEED TO KNOW CONCERNING 3-BEDROOM FLAT

Three bedroom flat in Nigeria usually comprises of two rooms and one master room with the inclusion of other features such as balcony, pavements, and bathing room, toilet, and a kitchen. The master's room has its own toilet and bathing room. However, three bedroom flat can still exist without including a master room. In such case, the master room will be like the other bedrooms without any special difference to the remaining room, this pattern is for those intending to minimize cost and simply the building design.

Notwithstanding the various changes that can be possible in the three bedroom building design, the case is entirely different from the roofing project.

Roofing project does not really have much to do with the building plan rather it has to do with the overall width and breadth of the entire building as well as the chosen roofing height design for that building .

The cost of roofing a three bedroom flat cannot be accurately determined but can be estimated or approximated. For instance, if your house area coverage is 100 feet by 80 fee, the number of woods, nails, and roofing sheets required to roof your house is quite different from the number of the number needed for a smaller three bedroom flat design with area coverage of 80 feet by 60 feet hence, there wouldn't be possibility of accuracy when specifying the overall roofing costs.

Consider a simple building plan diagram below this paragraph as an example. We will use it to make our estimations:

SIMPLE BUILDING PLAN FOR A 3-BEDROOM FLAT
SIMPLE BUILDING PLAN FOR A 3-BEDROOM FLAT

From the diagram, the house has three bedrooms. One at the left end beside the Kitchen pavement is the Master's bedroom. It is called the master's bedroom because it has its own toilet and bedroom.

At the right side of the Master's bedroom, another bedroom known as BEDROOM 1 is sharing the same wall with the Master's bedroom. Bedroom 1 does not have toilet and bathroom in it instead it shares the CENTRAL TOILET & CENTRAL BATHING ROOM with the BEDROOM 2 located along the corridor which is opposite the PARLOR also known as the SITTING ROOM.

The BEDROOM 2 I of the same size with BEDROOM 1, the size of the Master's Bedroom is the same with the BEDROOM 1 &2 if the Toilet and Bedroom are not included in the measurement. But if the total size are to be measured the master's Bedroom is bigger with the addition of the toilet and bedroom sizes.

Beside the Central Toilet there is a PARKING STORE. Most modern houses have parking store for storing kitchen stuffs such as food, and any other necessary stuff. It is located very close to the kitchen to aid easy access while cooking. In other words, it is opposite the KITCHEN as both of them are colored black.

The KITCHEN has direct door to the PARLOR/SITTING ROOM. That makes it easy to serve dinner quickly and to look after food that is on fire while cooking and doing something else in the Sitting room.

The details given are brief because we want to go ahead and calculate the roofing cost of this type of three-bedroom flat. The proper details of this three-Bedroom building will be discussed in our subsequent posts.

Below this paragraph are samples of wood skeleton for different types of roofing sheets .

ROOFING WOOD SKELETON FOR SHORT SPAN ALUMINUM ROOFING SHEETS

ROOFING WOOD SKELETON FOR SHORT SPAN ALUMINUM ROOFING SHEETS
ROOFING WOOD SKELETON FOR SHORT SPAN ALUMINUM ROOFING SHEETS

There are different type of short span roofing sheets that can use this type of wood skeleton. Examples are: Cameroon Zinc , Corrugated Roofing sheets , Short span Aluminum Roofing sheets , asbestos roofing sheets , and Plastic roofing sheets , etc. Any roofing sheet with a maximum length of 8 feet and 4 feet width fall into this category.

In terms of cost, it is moderately expensive but less expensive to the wood skeleton for metro tiles and Swiss roofing sheets . The woods crossing the widths are 4-inch by 2-inch hard woods while those crossing the length axis are 2-inch by 2-inch soft or hard woods depending on your choice.

The 4-inch by 2-inch hardwoods provide strength to the roof and help the roof to make a strong connection with the body of the house. There are many of them that will stand erect to help form the required building heights which the diagram could not reveal.

The 2-inch by 2-inch woods connects the roofing sheets to the roofing skeleton, the reason is that, the wood is where the nails or screws used to fix the roofing sheet will pass through.

From the diagram above, the 4-inch by 2-inch hardwoods are hidden, what is revealed is the 2-inch by 2-inch woods. These woods are meant to receive the nails or screws that will be used to fix the roofing sheets .

The design is usually seem when making roofing skeleton for metro tiles or Swiss roofing sheets or any type of roofing sheet with similar size. The closeness of the woods is to enable the joining of the pieces according to their size and to be strongly fixed to the roofing skeleton so that non-of the pieces can fly-out in the case of heavy wind.

The design eats a lot of wood, roofing nails and screws, wastes time, and is the most capital intensive. It is mostly used for expensive houses.

ROOFING WOOD SKELETON FOR LONG SPAN ALUMINUM ROOFING SHEETS

ROOFING WOOD SKELETON FOR LONG SPAN ALUMINUM ROOFING SHEETS
ROOFING WOOD SKELETON FOR LONG SPAN ALUMINUM ROOFING SHEETS

The diagram above illustrates the roofing skeleton for long span aluminum roofing sheets . Among all the roofing sheets wood skeleton long span roofing sheet skeleton seems to consume lesser 2-inch by 2-inch woods. The number of the 4-inch by 2-ich hardwood for all the roofing skeleton design can be the same. But the 2-ich by 2-ich woods settings and numbers always varies.

Long span roofing skeleton is less complex, less expensive, less time consuming, and use of nails or screws, etc.

NOTE ON HARDWOOD SKELETON REQUIREMENT: The number of the 4-inch by 2-ich hardwood for all the roofing skeleton design can be the same. But the 2-ich by 2-ich woods settings and numbers always varies.

HOW TO More CALCULATE THE COST OF ROOFING A 3-BEDROOM FLAT

From the details given above, you can easily calculate the approximate cost of your roofing project. Here are steps you need to follow:

  • Take full measurement of the widths and lengths of the roofing plan.
  • Calculate the roofing height
  • Make a drawing of the roofing height and determine the angle it makes with the top of the house.
  • The drawing should be able to look like an isosceles triangle that has wider base than the two equal sides. The base will reflect the width of the house.
  • Consider the diagram before as an example:
Roofing plan Wood skeleton Frame for 4x2 Hardwoods
Roofing plan Wood skeleton Frame for 4×2 Hardwoods
  • Use the SOH CAH TOA formula to know the angle the top woods made with the base woods which lie on top of the last blocks . From the calculation use can know the total length of the wood from the top to the base.

CALCULATING THE NUMBER OF 4-inch BY 2-inch HARDWOOD

Having known that, you have got the major thing you need. Just multiply that length of wood to the total number of times the woods runs down at both sides of the roofing designs . You need to do this only for the 4-inch by 2-inch woods.

Having known the total lengths, let assume each side run down of the 4 by 2inch hardwood is 30ft. and the roofing design says the run down will occur eleven times using the SHORT SPAN ROOFING SHEET WOOD SKELETON as an example. If each side run down is 30ft, it means the both side run down that forms the triangle shape with base is 90ft. meaning, 30ft (right side) + 30ft (left side) + 30 ft (base) = 90 ft.

The 90ft is for a single frame of the 4 by 2inch hardwood. Now multiply it by the total number of frames in the skeleton which is eleven. Hence, 90 ft. X 11 = 990ft.

What this simply means is that you will need a total of 990ft of 4-inch by 2-inch hardwood. If a full length of 4 by 2-inch in the market is 16 feet, you divide 990ft by 16ft to know the total number you are to buy. In that case 990/16 =62 pcs. You will need 62 pieces of hardwood for the 4 by 2inch. However, due to the lengths that are usually used during joining and other possible usages, you can just fix the total number of woods at 70 pieces.

CALCULATING THE NUMBER OF 2-inch BY 2-inch WOODS

In calculating the number of 2-inch by 2-ich wood, take a full length of the roofing skeleton design, count the number of times the wood run across the both sides like front to back like the case of the SHORT SPAN ROOFING SHEETS WOOD SKELETON. Assuming it runs six times at both sides, the total number of times is twelve times. If the total length of one that runs from the front to the back is 100ft, it means the total length of the 2 by 2 wood will be 100 X 12 = 1200ft. this means total length of 2-inch by 2-inch wood you will need will be 1200 feet.

Now, you need to know the total number of the wood that will give you such length according to the lengths available in the market. Most 2 by 2 inch woods are in 12 feet and 16 feet length in the market. Assuming you are using the 16 feet type, dive 1200ft by 16ft the sum is the approximate number of 2-inch by 2-inch wood you need. Let's do that quickly, 1200/16=75 pieces. However, considering the lengths used in joining and other usages you can estimate the value to 85pieces.

KNOWING THE COST OF EACH WOOD

To know the cost of each wood, you will need to consult a merchant for prices. Make a favorable bargain and ensure you visit the wood shop with an experienced carpenter to be able to identify good woods from the fake ones. Some merchants can even offer discounts to you.

For reference purpose, soft woods in 2-inch by 2-inch are not more that N500 per piece in its 16feet length. Hardwoods in 2-inch by 2-inch are not more than N800 per piece in its 16 feet length. While the 4-inch by 2-ich hardwoods are usually from N1600 to N2000 per piece at it 16 feet length.

CALCULATING THE NUMBER OF ROOFING SHEETS

The number of roofing sheets you need will depend on the type of roofing sheet and the size of your wood skeleton. Using the wood skeleton for SHOR SPAN ROOFING SKELETON as an example, you already know that short span roofing sheets usually comes in 8 feet or 6feet length and 3ft or 4feet width. Assuming you are using short span aluminum roofing sheets that comes in 8ft length nd 4ft width, since 30 ft. make up the rundown of each 4 by 2 –inch hardwood frame in the skeleton, an estimate of 4 pieces of the roofing sheet will reach the top-center of the skeleton. Hence for both sides a total of 8 pieces will run down for both sides.

To know how many of the 8 pieces that can cover the full length of the both sides of the roofing skeleton, divide the 100ft which is the full length of the 2by2-inch woods by the 4feet width that the roofing sheet is having. That will be 13 pieces. Therefore, 13 pieces multiplied by 8pieces for the entire space = 105 pieces. This simply means you will need a total of about 110 pieces of short span roofing sheets for your roofing project.
